			<content:encoded><![CDATA[<p>The end of another academic year is almost upon us with the official end of lease date being<strong> 11<sup>th</sup> June 2011 at 10.00am.</strong>  You must vacate your accommodation by this deadline. Please read through the following carefully for end of year check out procedure;</p>
<p><strong>Please also take a minute to read through this leaflet on <a href="http://www.glasan.com/wp-content/uploads/Mattress-protector-circular-10.5.pdf">Mattress Protector Care</a>.</strong></p>
<p> <strong>(A)    </strong><strong>All Key Cards must be returned to <span style="text-decoration: underline;">RECEPTION</span> </strong>on departure<strong> </strong>and not left in houses/Apts. Keys may be dropped through the letterbox if office is closed at time of departure. If unreturned a fee of €10 will be charged per card, to be deducted from your deposit.</p>
<p> <strong>(B)     </strong><strong>Your bedroom and/or en-suite should be thoroughly cleaned and vacuumed on departure with all personal items/refuse removed</strong>. You (and your sharer for twin bedrooms) are solely responsible for your bedroom<strong>. </strong>Ensure that bedroom windows and doors are securely locked on departure.</p>
<p> <strong>(C)     </strong><strong>Ensure that all common areas in your Apartment / House are left clean and tidy on departure</strong>. Areas often overlooked when cleaning are: </p>
<ol>
<li>Cupboards, cutlery/crockery, saucepans/pots, fridge, oven/oven trays, hob/extractor fan, microwave, kettle, toaster. Ensure that the freezer is defrosted and the fridge is cleaned out thoroughly.</li>
<li>Ensure that the storage unit under each bed and under the stairs is cleared out and clean.</li>
<li>Please clean shower doors, behind toilet and toilet bowl when cleaning bathrooms.</li>
<li>Please ensure that outside your front door and your back garden is clean and tidy.</li>
<li>When cleaning floors, please follow instructions on cleaning products as too much or too little can lead to sticky surfaces and / or unsatisfactory results and may have to be professionally cleaned. Wooden floors only require a very little amount of water, excess and the wooden floor will be damaged</li>
</ol>
<p> <strong>(D)     </strong><strong>Cleaners are given instructions to dispose of Items left behind after checkout date</strong>. Removal costs incurred for the removal of large items will be passed to the tenant.</p>
<p> <strong>(E)      </strong><strong><span style="text-decoration: underline;">Please leave all the kitchen utensils (crockery/cutlery/pots and pans) in a clean manner on the kitchen table for Glasán to count.</span></strong></p>
<p><strong> (F)</strong>      Ensure the bicycle sheds located to the back of your house are clean and clear of rubbish or any items. Bicycle sheds found with disposed waste at the end of the year will be cleaned by the management company and a charge applied to the deposits of the house holders.  </p>
<p><strong>(G)     </strong><strong>All unused food, empty cans/bottles must be removed to the bottle bank area before departure</strong>. Again additional costs incurred by cleaners for such will be passed to the tenant.</p>
<p>As you are all aware there are waste management centers strategically placed about the Glasán site; you can identify the area most convenient to you. A 2-bin system is available in each area comprising of:<strong> </strong> </p>
<ul>
<li><strong>General Waste</strong> <strong><span style="color: #ff0000;">(Red Bin)</span></strong> – All black bag material (Non-recyclable). </li>
<li><strong>Clean Dry Recyclables</strong> <strong><span style="color: #339966;">(Green Bin)</span> </strong>– Paper, Plastic, Tetra, Steel Tins, and Aluminum Cans</li>
</ul>
<p style="text-align: center;"><strong>PLEASE DO NOT CONTAMINATE BINS</strong>.</p>
<p><strong>NOTE:</strong> A Glass Recycling centre is also located on site. 3 bottle bins are provided for green, clear and brown glass.  Please ensure that you separate your glass accordingly.</p>
<p style="text-align: center;"><strong><span style="text-decoration: underline;">BOOK OUT CHECKS</span></strong></p>
<p style="text-align: left;">Please note while we carry out 3 routine inspections during the academic year, they are completed to monitor the level of cleanliness within the units and to report any excessive maintenance, however,</p>
<p>Glasán staff will be carrying out a full &amp; thorough inspection on every property after departure. We concentrate on 4 main aspects at Book-out: cleaning, painting, maintenance and inventory </p>
<ol>
<li>Fair wear &amp; tear on cleaning and painting costs are allocated to the Landlord. Excessive wear &amp; tear is apportioned against student deposits. Where painting is required due to marking or damage of walls, painting contractors will be carrying out this work with fair wear and tear costs being charged to Landlords and excessive costs being charged to tenants</li>
<li>Inventory and maintenance – tenants are asked to check and sign for inventory items on arrival. They are also asked to report all maintenance issues on arrival. Glasán replenish missing items and address maintenance issues. Records are kept of all this work. On student departure Glasán management and staff carry out a full inventory/maintenance check on your apartment. Items found broken/missing (beyond fair wear &amp; tear) are charged back to the tenants. Fair wear &amp; tear items are charged back to Landlords. There are a number of items that we consider fair wear and tear every year and these are always billed back to the landlord, e.g. mop head, chopping board, dish wash brush &amp; wooden spoon etc.</li>
</ol>
<p> </p>
<p>Please note that a <strong>Damage Disclaimer </strong>can be completed on departure should a tenant wish to accept/not accept liability for any damages within his/her unit. The onus is on the tenant to complete this form and have it signed by all other residents of that unit. Damages in common areas will be divided evenly between the household where a disclaimer has not been submitted to the office. An unsigned disclaimer will not be deemed valid.</p>
<p><strong>Security deposits</strong> will be returned 8-10 weeks after end of lease date (as per your lease terms). Deposit queries must be made in writing to Glasán office within 30 days of issue date.</p>
<p style="text-align: center;"><strong> </strong><strong><span style="text-decoration: underline;">FINAL NOTE BEFORE YOU DEPART Glasán JUNE 2011</span></strong></p>
<p>Please complete a <strong><a href="http://www.glasan.com/wp-content/uploads/Student-Deposit-Return-Form.pdf">Student Deposit Return Form</a></strong> if you have not submitted one previously.  This form has been created to allow the student / guarantor to provide bank details for the deposit refund at the end of the academic year.  We will not be in a position to refund your deposit at the end of your tenancy without bank account details.</p>

			<content:encoded><![CDATA[<p>Do you have younger sisters or brothers living away from home for the 1st time? Would you like to see them living in fear or being intimidated in their accommodation? This is a feeling expressed by a number of residents living here at Glasán Student Village.</p>
<p>Knocking and kicking doors &amp; windows, ringing door bells and shouting in close proximity to houses at night, has caused fear and anxiety for some residents living here in Glasán. As a community we ask you to be observant and if you see anyone engaging in this mindless anti social behaviour please notify security or the office. If you are a victim of such behaviour please report it to the office and we can work together to stop it. All residents are entitled to peaceful occupation.</p>

<p>We ask our students to embrace every small but necessary action required towards a greener planet. We seek full co-operation from all residents to ensure our success.</p>
<p>There are 7 Waste Management Centres dotted about the Glasán site; with a 2-bin system comprising of: </p>
<ul>
<li><strong>General Waste</strong> <span style="color: #ff0000;"><strong>(Red Bin)</strong> </span>– All black bag material (Non-recyclable i.e. food waste).</li>
<li><strong>Clean Dry Recyclables</strong><span style="color: #008000;"> </span><strong><span style="color: #008000;">(Green Bin)</span> </strong>– Paper, Plastic, Tetra, Steel Tins, and Aluminium Cans</li>
</ul>
<p>Note: <strong>Glass recycling</strong><strong> centre</strong> is also located on site. 3 bottle bins are provided for green, clear and brown glass.  Please ensure that you separate your glass accordingly.</p>
<p>We operate a 2 bin system in each house.  Cream bin is for the dry recyclables, there is no need to put a black bag in this bin as these items for recycling can be disposed of directly into the large 1100L recycling bin<strong>. A sticker detailing what can be recycled is on this bin for your information.</strong></p>
<p>The 2<sup>nd</sup> grey bin is for your general waste and requires a black bag.</p>
<p>Please ensure materials are clean and dry for recycling, you may need to rinse out cartons, bottles, cans etc before placing them for recycling.</p>
<p><strong>PLEASE DO NOT CONTAMINATE BINS</strong>. This can lead to the entire bin being rejected for recycling.</p>
<address><span style="color: #800080;"><strong>We reached an all time low recycling statistic on site in January 2011 @ 15% &#8211; we had been operating around the 30% mark prior to this.</strong></span></address>
<p>Let’s aim to get back to the 30% recycling for the remaining months.</p>

			<content:encoded><![CDATA[<p>While we appreciate that Rag Week is a time of fun and enjoyment, we must remind you that anti sociable behaviour, acts of vandalism to property / grounds and serious breach of lease will not be tolerated at Glasán Student Village. Below are some notes for your attention;</p>
<ol>
<li style="text-align: justify;"><strong>Drinking in public areas is prohibited</strong>. Please dispose of bottles/cans/cigarette that may be found outside your house/apt. It just takes 2 minutes!</li>
<li style="text-align: justify;"><strong>Do not remove furniture</strong> from your unit, this is the property of the owner and is not to be used externally. Damages caused to owners contents will be payable by tenants.  </li>
<li style="text-align: justify;"><strong>Noise Levels</strong> – consideration on noise levels needs to be given to sharers and neighbours who may have lectures or projects due at this time. Please refrain disturbing activities such as shouting, loud music, parties etc. Speakers and amplifiers projecting noise onto common areas are strictly prohibited.</li>
<li style="text-align: justify;"><strong>Anti Social Behaviour</strong><strong>:</strong> In accordance with Residential Tenancies Law, tenants are not obliged to behave within their unit, or in the vicinity of it, in a way that is anti-social. <strong><span style="text-decoration: underline;">If any form of anti-social behaviour occurs or is engaged in by you or your visitors or other occupants</span></strong> of the dwelling, Glasán are required to immediately proceed to terminate your tenancy. <strong>YOU ARE RESPONSIBLE FOR YOUR GUESTS. </strong><strong></strong></li>
</ol>
<p style="text-align: justify;"><strong> </strong><strong>Anti Social behaviour</strong></p>
<ul style="text-align: justify;">
<li>constitutes behaviour that can effect the well-being or welfare of others</li>
<li>constitutes behaviour that causes, or could cause fear, danger, injury, damage or loss to any person living, working or otherwise lawfully in the dwelling concerned or its vicinity and without prejudice to the generality of the foregoing, <strong>includes violence, intimidation, coercion, harassment or obstruction of, or threats to, any such person, or </strong><strong></strong></li>
<li>constitutes<em> behaviour that <strong>prevents or interferes with the peaceful occupation of sharers or neighbours</strong></em></li>
</ul>
<p style="text-align: justify;">5.  <strong>Personal Responsibility</strong>: you are ultimately responsible for your own security and the security of your house/apartment Ensure your windows, doors and curtains are closed when the property is vacant and at nightSecurity are onsite to monitor and deter, they are not the arm of the law. If you are the victim of a criminal offence you must call the guards immediately, Glasán staff cannot do this on your behalf, as the guards will want to speak to you as the victim. Your local Garda station at <strong>Mill Street</strong><strong> Garda Station, Galway on Tel No: 091-563161.</strong> For your own safety;</p>

			<content:encoded><![CDATA[<p>As a resident of Glasan student village, you are required to maintain order and cleanliness in their living accommodation.  Respect and consideration towards your sharers, along with communication and personal responsibility will allow for harmonious household living. General adherence to the following guidelines is expected of all individuals;</p>
<p><strong><span style="color: #993300;">Common areas are for the enjoyment of all tenants</span> </strong>- Occasionally prolonged visitors, constant “friends over”, excessive noise, continual or loud talking, music, TV can infringe upon the right to peaceful enjoyment by other tenants. Please give other tenants needs due consideration.</p>
<p><strong><span style="color: #993300;">Noise Levels</span></strong> – consideration on noise levels needs to be given to sharers and neighbours who are entitled to adequate time for proper study and sleep. Tenants are expected to refrain from disturbing activities such as loud conversation, shouting, loud music, parties etc. after 11pm. Tenants do not have the right at any time to be so excessively loud that it is unfair disturbance to other residents/neighbours.</p>
<p><strong><span style="color: #993300;">Shared bedroom spaces are for the use and enjoyment of those tenants exclusively</span> &#8211; </strong>Tenants in shared bedrooms should not:</p>
<ol>
<li>permit others to store belongings in a room shared by tenants</li>
<li>allow others to sleep in a shared room, without prior notice to and mutual consent of other affected,</li>
<li>commit acts necessitating privacy, which would offend other roommates</li>
</ol>
<p><strong><span style="color: #993300;">Housekeeping</span> &#8211; </strong>cleanliness of the house is the responsibility of everyone. Tenants are to keep bathroom, their<strong> </strong>respective rooms and common areas neat and orderly. All must help to maintain cleanliness. Guidelines; <strong> </strong></p>
<ul>
<li>Clear and wash cutlery, crockery and cooking equipment after you, with limited equipment it’s only courtesy to your sharers.</li>
<li>Wipe down all surfaces after cooking.</li>
<li>If you have had friends over, clean up immediately after them</li>
<li>Organise a weekly house clean; floors, bathrooms, Hallways/stairs/landing, kitchen/lounge. This is the fairest way and it will only take an hour tops if everybody helps out!</li>
<li>Remove and dispose of refuse regularly. Please ensure materials do not accumulate so as to cause odours, hazards or be in violation of any health, fire or safety regulation.</li>
</ul>
<p><strong><span style="color: #993300;">External Areas</span> </strong>– it is your responsibility to keep areas to the front &amp; back of your unit clean and tidy. Please ensure doors, windows are kept clean with foodstuffs washed off. Pathways in front of unit should be swept and back gardens should be litter and debris free.</p>
<p><em><strong><span style="color: #993300;">Positive Communication is the key to trouble free living and a stress free life. If you have a problem, talk to your sharers and seek a resolution – you’ll be surprised how easy it is. If however your efforts prove ineffective, the situation can be brought to the attention of the complex manager</span></strong></em></p>
